Located in the historic section of downtown, Somerset, KY, where thousands visit the downtown district and Lake Cumberland annually, the Doolin House has been the favorite choice for many for first class lodging. With 8 custom-built bedrooms (all having their own baths and many with fireplaces, two parlors, gourmet commercial kitchen, spacious dining area, finished basement with owners quarters, outdoor pavilion, wrap around porches, the Doolin House is uniquely designed for guest lodging but would also be a magnificent residential home!
Completed in 2005, the Doolin House is a replication of the original façade. Situated on a lot measuring approximately 150’x 300’, this 12,000 ft. structure has on the main floor a foyer entrance, two beautiful parlors, dining hall, powder room, full commercial kitchen, pantry, utility room, large office, master bedroom suite with jetted tubs and double sinks. A striking staircase leads to the second floor where you will find a total of seven bedrooms, each having their own bath. Two of the bedrooms can become adjoining rooms having a kitchenette and pull out couch. The fully finished walkout basement which is fully finished has a walnut bar, full bathroom, laundry room, huge storage area, and a storm shelter. In addition there is a two car garage with attic storage. There is also an outdoor pavilion with ceiling fans and wood fired oven.
*All kitchen appliances remain with the property with the exception of the warming oven (warming oven does not stay). The mirrored hall tree in the foyer, fireplace mantles, blinds and custom drapes will also remain with the property. All other personal property items are to be excluded and will not be left with the property.
Built like no other, the Doolin House has 12” poured concrete walls, 2 courses of 5/8”rebar, 2”x6” exterior walls, interior walls are 2”x6” and are insulated for sound deadening, doors and windows are Anderson Therma-Pane, outside basement walls are tarred and insulated with 2”Styrofoam before backfill with 8”foundation drains in place, floor joists on the main floor are doubled with 2x12 yellow pine on 16” centers, exterior 2x6 walls are storm sheathed with 1x10 lumber applied on a diagonal for strength and longevity, moisture barrier wrap and tar paper added before siding, siding is hardy board for durability and paint adhesion, railings and posts are vinyl clad for maintenance, flashing are all hand made from copper and shingle are 35 year architectural, all mechanicals (plumbing, electrical, HVAC) have anticipated chases, main center beams on both floors are steel I beams computer sized for load and the second floor decking material is Trex (zero maintenance).
Interior features include poplar trim and doors, hardwood flooring (4” pre-finished hickory from Somerset Hardwoods), all bathrooms, kitchen and bar area are ceramic tile, and the basement has laminate hardwood. The chandeliers in the dining hall were custom made by a blacksmith in Maine, the bar in the basement is walnut, mahogany and African lacewood, all other cabinetry is birch with a spice stain. The kitchen has commercial gas range with commercial exhaust hood exiting roof with all welded joints (full Ansul fire suppression system, two dishwashers, and 3 door reach in refrigerator.

TERMS: 20% down, as a non-refundable earnest money, in the form of a certified check, cash or wire transfer within 48 hours of the close of auction. We do not accept a credit card for down payment. The balance of purchase price is due at closing, said closing to be within 30 days of close of bidding. Purchaser shall be responsible for all wire transfer fees.
