            Located just outside the city limits, this brick ranch style home has living room, kitchen and dining combination, three bedrooms, full bath and a utility area.  There is also a full un-finished basement.  This property is situated on approximately two mostly cleared acres and also has a barn. There is electric ceiling heat. 

TERMS: 20% down the day of the auction, with the balance due in full within 30 days.

Note:  The purchaser of a single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period is November 4th through November 14th.  The successful bidder must sign a waiver of the 10-day post-inspection period.

NOTE:  There will be a 6% buyer’s premium added to the last bid to determine the final sales price.
