Directions:  Turn off Hwy 27 onto Oak Hill Road and proceed approximately two miles.  Turn right beside Oak Hill Food Mart onto WTLO Road.  Follow WTLO Road to Patterson Branch and turn left.  Take Patterson Branch approximately one mile to the property.  Auction signs are posted.

            Mr. & Mrs. Tucker have purchased other property and have authorized our firm to offer to this property for the absolute high dollar. 

            This property consisting of approximately three acres is improved with the pictured home.  This home has living room, kitchen/dining combination, three bedrooms, and a full bath on the main floor.  There is also a walkout-basement.  There is a finished bedroom but the majority of the basement remains unfinished.  The house also has a front porch, an attached carport measuring approx. 30’x40’, blacktop driveway and central heat and air.  

            In addition to the house there is a 30’x50’ barn.

TERMS: Real Estate: 20% down the day of the auction, with the balance due in full within 30 days. The personal items must be paid for in full the day of the auction.  We will accept cash, check or VISA/Mastercard in full.  All credit sales are subject to a 3% processing fee.

Note:  The purchaser of a single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period is October 14^th through October 24th.  The successful bidder must sign a waiver of the 10-day post-inspection period.
