Directions:  From Somerset, take North Hwy 27 to Hwy 501 and turn left.  Proceed approximately 8 miles to the property.  Auction signs are posted.

            In order to settle the estate of the Late Mrs. Elmore, we have been authorized by his heirs to offer this house and acreage at absolute auction.

            Tract #1 is 0.87 acres and fronts Hwy. 501.  It is improved with this pictured Bedford stone home (has central head and air) with living room, eat in kitchen, four bedrooms, full bath and an attached two car carport.  There is a full walkout un-finished basement with utility area.  In addition to the house there is a detached garage with workshop and a canopy measuring approximately 24’x30’.

TERMS:   20% down the day of the auction with the balance due in full within 30 days.  Truck and personal property items must be paid for in full the day of the auction with cash, check or VISA/Mastercard in full.  All credit sales are subject to a 3% processing fee.  ($3 minimum)

Note:  The purchaser of a single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period is September 30th through October 9^th.  The successful bidder must sign a waiver of the ten-day post-inspection period.

NOTE:  This will be a multi-parcel absolute auction, giving each and every prospective purchaser the ability to purchase any or all tracts or combination of tracts.
