LOCATION: From I-75 Exit 49, turn north toward US 25. Proceed to US 25 and turn toward London. Go 1,000 feet and turn up the hill to the property. Auction signs are posted.
In order to settle the estate of the late Ms. Pairlee Hensley, our firms have been authorized by Jennifer Hill, trustee to sell the real estate, equipment and inventory of the Fabric 4U shop for the absolute high dollar. The building and the mobile home will be offered separately and then together selling in the manner which brings the best returns for the sellers.
COMMERCIAL BUILDING: The property consists of a large metal commercial building measuring 50 x 200 with approx. 10,000 sq ft of usable area. The building’s height is approx. 12 ft at the exterior walls and increases to approx. 13.6 ft in the center. The building has concrete floors, bathroom, city water, septic, central heat and air. The building would be ideal for retail or a shop and is situated on 6.89 acres.
MOBILE HOME: In addition to the commercial building, we will be selling a 12 x 60 mobile home with three bedrooms, kitchen, living room, and two baths. The home has electric heat and city water. The mobile home if sold separately is to be moved.
EQUIPMENT AND INVENTORY: We will be selling thousands of yards of drapery and upholstery material such as velvets, suede, tapestry, floral prints, and much more. This auction offers one of the largest selections of decorative trim in Kentucky including: bullion, brush, rope, tassel, and feather just to name a few. There is a large selection of different size and color of tassels and tie backs as well as wall hangings, home decor, some furniture and much more. There is a cash register, shelving, showcases and a counter – a complete liquidation. These items will be selling in dealer lots.
ORDER OF SALE: The real estate will sell first. The personal property and material will sell immediately thereafter.
AUCTIONEER’S NOTE: Although this building has been used for a fabric store, it would be ideal for many other uses such as industrial shop or retail. Conveniently located only ½ mile off I-75 on US 25. So mark your calendar to attend this auction on Friday, July 30th at 10:00 a.m.
TERMS: Real estate: 20% down day of sale, balance in 30 days. Personal Property: Cash or check in full day of sale. MasterCard or Visa will also be accepted with a processing fee of 3% (or minimum $3.00 fee).
