Directions: From I-75, at Berea, take SR 21 West for 2 3/10 miles to Hwy 954. Follow Hwy 954 for 3/10 mile to the auction. Auction signs are posted.

 

This property was utilized for many years as a country store with an attached apartment.  The apartment has living room, kitchen, 1 bedroom and bath.  It has shingle siding, metal roof, storm windows and more.  The building is in need of repairs.

 

In addition to the store building and apartment, there is a 1987 mobile home.  It has living room, dining room, kitchen, 2 bedrooms, and bath.  The mobile home has an electric furnace and is presently rented for $400 per month.

 

All of this is situated on a nice, large lot measuring 210’ along Hwy 954 and contains 1.75 acres and a nice, large pond.  Has city water and gas.  The rear portion of the lot only is sold subject to the restrictions listed in DB 247 Page 86 at the Garrard County Clerk’s office.  The front portion being 210’ along Hwy 954 and being a depth of 210’ is unrestricted.

 

NOTE: The purchaser of any single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period is March 20th through March 30th.  The successful bidder must sign a waiver of the 10-day post-inspection period.
